The 4 types of real estate photography, and what each one costs

Not all real estate photos are made the same way, and the method is the single biggest reason 2 quotes for the same house can differ by hundreds of dollars. Here is what each approach is, what it looks like, and what it goes for in the GTA.

1. One shot photography

The photographer takes 1 photo at a single exposure and the camera tries to balance the bright and dark areas of the room by itself. It is fast and it is simple. It also tends to lose the window views to blown out white, or the corners to heavy shadow, because no single exposure can hold both. 2. High Dynamic Range (HDR) photography

The photographer captures several frames of the same scene at different exposure levels, usually underexposed, correctly exposed, and overexposed, then blends them into 1 image. Bright windows and shadowed corners both stay clear and detailed. The result is a vibrant, natural looking photo that represents the property accurately and makes the listing far more appealing. 3. Multi flash photography

The photographer adds controlled light to the room with external flashes, shooting 1 or several flash exposures that are blended in editing. It produces very clean images, natural colour, sharp detail, and accurate lighting. It is also slower on site, needs more equipment, and demands more skill, so it is normally reserved for luxury properties. In the GTA market it usually starts around $350 for a limited number of photos, roughly 15 to 20 images.

Some providers sell still frames grabbed out of a 3D tour as the photography, which lets them charge a very low price because no separate photo shoot happens at all. The quality is not comparable. A 3D tour snapshot was never meant to replace professional photography, and it shows in the resolution and the lens distortion. It can be a reasonable option on a lease or a tenanted unit where the media just has to be clear and honest. Pricing in the GTA market generally starts around $140, depending on square footage.

Why HDR photography is the right choice for most Toronto listings

At Odyssey3D we predominantly shoot HDR real estate photography, because it captures both bright and dark areas clearly in a single finished image. Interior lighting is genuinely difficult. Windows are usually very bright while corners and furniture sit dark, and a single exposure makes either the windows too hot or the room too flat.

HDR solves that by combining several exposures into 1 balanced image. You get clear window views, bright interiors, and lighting that looks natural rather than lit. Rooms read the way the human eye actually sees them, which is exactly what a buyer scrolling a listing feed responds to.

It is also faster and more cost effective than a full lighting setup, which is why it is the sensible default for the overwhelming majority of GTA listings. Multi flash is the upgrade path when a luxury property genuinely justifies it.

What the Toronto market actually charges, and the per photo trap

Prices in the GTA start around $99 for photo only coverage of a condo from a freelancer or an ultra low cost company. If you do not need full coverage of the home, and you are fine with quick work and less attention to detail on a lease, that can be a workable option. Mid tier and premium providers typically start at $199 to $250. Costs then rise with square footage or photo count, because a bigger property simply takes longer on site.

A good mid range benchmark, balancing quality against price, is a photography only package starting at $200 to $250 for a condo or bungalow under 1,500 sq ft, then increasing by roughly $30 to $50 per additional 1,000 sq ft depending on the provider.

An important tip, and the one thing most agents miss. Some companies price by number of images instead of by square footage. That means it does not matter if the home is 5,000 sq ft, they will still only take 25 photos. The quote looks much cheaper on paper. Your seller client, however, is unlikely to be thrilled about receiving 25 shots of their property with important angles missing. Before you compare 2 quotes, find out whether the photo count is capped, because a capped package and an uncapped package are not the same product.

What actually changes the price

When a quote comes back higher or lower than you expected, it is almost always one of these 6 things.

  • Square footage, including the finished basement. This is the primary driver for any provider who prices honestly. More space means more rooms, more angles, more time on site, and more editing.
  • Whether the photo count is capped. A fixed count of 20 to 30 images keeps the sticker price down and quietly caps the coverage. An uncapped package prices the home, not the file count.
  • How much media you stack. A Matterport 3D virtual tour, a cinematic video walkthrough, drone photos and video, and floor plans and measurements each add to the total, and each is far cheaper bundled into 1 visit than bought separately later.
  • Turnaround speed. Next business day should be the baseline. Providers who normally take 3 to 5 days often charge a rush fee to hit it.
  • Occupied versus vacant. An occupied home takes longer, because the photographer is working around furniture, pets, and people, and often waiting for light. A vacant or professionally staged home shoots faster.
  • Travel. Most providers define a core zone and charge a distance fee outside it. Ask where that line sits before you book a listing at the edge of the region, because a $40 drive charge on a $199 package is a 20% swing.

Two more that matter seasonally: exterior conditions, since a grey sky or a snowed in driveway may mean a return visit or a twilight photography add-on to give the listing a strong hero image, and scheduling, since a same week Friday slot in spring market is the hardest thing in this business to hand out.

When you do not need the expensive option

An honest pricing guide has to include the cases where spending more is simply wasted. Here are the ones we tell agents about before they book.

  • Leases and rentals. Renters decide quickly and mostly need clear, accurate photos to understand the space. A photo only package is usually the right call, and a 3D tour rarely changes the outcome.
  • Tenanted units. When you cannot control the clutter or the timing, the ceiling on quality is set by the occupant, not the camera. Pay for competent coverage, not for a luxury treatment the unit cannot show off.
  • Small studio and 1 bedroom condos. Below roughly 700 sq ft, a strong photo set already shows the buyer the whole unit. The marginal value of a walkthrough on a space you can see in 4 frames is low.
  • Teardowns and land value sales. If the buyer is purchasing the lot, 1 good aerial of the property and the street beats a full interior package every time.
  • A relist within a few weeks. If the home has not changed and the light was good, reuse the media you already paid for. Reshoot when the season changed, the home was staged, or the price strategy changed.
  • Anything you will not actually use. If you are not going to publish a reel, do not buy a reel. The best value package is the one where every deliverable ends up in your marketing.

The flip side is worth saying too. For property sales, buyers usually want more detail before they will commit to a showing. A 3D tour and a video let them explore the layout, understand the flow of the home, and arrive at the door already sold on it. A photos only listing can feel thin next to the one down the street that has both.

How to compare 3 quotes fairly

Quotes in this industry are not standardized, so comparing headline prices is close to meaningless. Ask every provider the same 8 questions and the real cost differences appear immediately.

  1. How many photos are included? Fixed count or uncapped. This is the single largest hidden difference between 2 quotes.
  2. What is the price for my actual square footage, including the finished basement? Not the headline starting price.
  3. What is the delivery window in business days, and what does a rush cost? Next business day should be the benchmark.
  4. Is a property website included, branded and unbranded? If not, price what you would pay elsewhere and add it in.
  5. Is there a travel or distance fee to this address? Ask before you book, not after.
  6. What happens if an angle is missed or the light was wrong? Get the reshoot policy in writing.

  8. What is the all in price with the add-ons I will actually order? Add drone, twilight, or staging to all 3 quotes before you compare them.

Do that and the cheapest quote often stops being the cheapest. A lower headline price, plus a capped photo count, plus a separately billed property website, plus a rush fee, plus a distance charge, regularly lands above the package that quietly included all 4 from the start.

Does professional photography actually pay for itself?

Industry data attributed to Redfin and NAR consistently points the same way: listings marketed with professional photography sell faster and attract substantially more online views than listings shot casually, and homes with aerial imagery also move faster than comparable listings without it. The effect is strongest above the $300,000 mark and smaller at the very bottom of the market.

Treat those numbers as directional rather than as a guarantee, because they come from national datasets and not from your street. What is not in dispute is where buyers start. The first showing now happens on a phone screen, and the photo set is the entire first impression. On a GTA listing, the difference between a $249 package and a $399 package is a rounding error against the commission, and it is the cheapest lever you have on days to sell.

Pricing across the GTA

Our pricing does not change city to city. A 2,500 sq ft home is $249 for the Starter package whether it is in Toronto, Mississauga, Brampton, or Oakville. What does change between GTA submarkets is which package makes sense.

  • Downtown Toronto and North York condos. Usually the Starter or PRO 3D tier. Square footage is small, and a 3D tour does real work for investors and out of town buyers who will not view in person.
  • Mississauga, Brampton, Vaughan, and Markham family homes. The 2,000 to 3,000 sq ft band, where PRO VIDEO and ULTIMATE earn their keep because the listing is competing against 6 similar homes in the same neighbourhood.
  • Oakville, Burlington, Richmond Hill, and Etobicoke luxury. Larger square footage, more discerning sellers, and the tier where twilight, drone, and a cinematic walkthrough stop being optional.
  • Milton, Caledon, and the outer GTA. Bigger lots and more land, which is where drone earns its price faster than anywhere else in the region.
