FAQ

Learn more about the beenfits of virtual staging!

What is Virtual Staging?

Virtual Staging is similar to the traditional home staging technique because it’s still the process of transforming a vacant space into a fully staged home. The main difference is that with virtual staging, we are adding the furniture and decor to a photo of an empty vacant space instead of the physical property.

How Does Virtual Staging Work?

The way virtual staging works is that we take professional photos of the property and then send the photos of the vacant rooms that need to be staged to our magicians. Our magicians will then wave their magic wands over the photos of the vacant space and turn them into photos of a warm and inviting furnished living space.

By “magicians” we actually mean our professional editors and by “magic wand”, we actually mean utilising special software suited for this type of editing.

Note that our virtual staging service is only for photos of an empty vacant space. If there is furniture that needs to be removed then we will need to virtually declutter the photo first.

There is an option to select both Decluttering and Virtual staging in our booking form.

What is Virtual Decluttering?

Virtual decluttering is the process of removing furniture from a photo. This is when our editors will make the property appear completely vacant. If you are looking to completely stage the photo with new furniture, then you need to have the photos decluttered first.

Getting both virtual decluttering and virtual staging is a phenomenal option for tenanted properties that are not able to be cleaned.

Can You Virtually Stage Without Decluttering?

If requested we can virtually stage around the furniture that is already there appearing in the photo. For example, we’ve worked with clients who had a living room with only a couch and a coffee table. Our virtual stagers took this plain staging and made it better by adding wall art, a television, plants, a carpet and staging decor on the coffee table.

This would be recommended for photos of rooms that have minimal staging. If the room appears cluttered – we would need to declutter it first.

Will the Virtually Staged Photos Look Fake?

If it’s done right, the virtually staged photos will look as realistic as if there was actual furniture and decor in the vacant rooms! If you were to compare our virtually staged photo to a photo with real staging – you would have to look really hard to spot the difference. There’s a reason we refer to our editors as magicians and that’s because the quality of their work is that good.

However, to achieve this best result, it is highly recommended to use professionally taken photos. We can’t stress this enough!

This is because self taken mobile photos often don’t have appropriate lighting and the angles are usually crooked which causes the verticals of the property to appear skewed. In turn, this will cause the virtual staging to look a little off and impact the way the furniture will appear when it is placed in the photo.

We’re not saying that this isn’t possible or that we won’t try to make it work with your mobile photos.. but if you’re going to invest in virtually staging – we strongly suggest that you do it right. Using high quality photos will guarantee you the best results.

What Are the Benefits of Virtual Staging?

There are a quite a few benefits to virtual staging but we’ll highlight the three most important ones:

1) Virtual Staging is Cost Effective

Every listing comes with its own unique budget. Sometimes you may find yourself working within a tighter budget than you would like to have. Regardless of the budget, at the end of the day, you still have to make it work. Your client is depending on you to sell or lease their property and your reputation could be at stake.

Pricing with traditional in-person home staging can quickly add up. There are many factors that make up your quote:

How long will you need the furniture? What style of furniture do you want? How much decor and accessories do you need? Etc.

On average, home staging in Toronto can cost anywhere from $3,000 to $8,000 – yikes. This will not be the case with virtual staging. Instead, virtual staging will actually save you thousands of dollars and your listing will still look fabulous online. Our average client can virtually stage every main room in a house or condo with modern virtual furniture for up to $300.

2) The Design Element Opportunities with Virtual Staging Are Limitless

With home staging, the price is dependent on different factors such as the type of design and style you want to achieve. New and modern furniture could end up costing you more. Also, the amount of furniture and detail you want to include with your staging plays a role in determining the price.

All these costs adding up could prevent you from giving your seller the ideal interior design they were hoping for. It can also prevent you from having your photos stand out online and attract more potential buyers.

With virtual staging, the options are limitless. You pay the same price per photo and can choose from a large portfolio of beautiful furnishings. Our virtual stagers will pay attention to the tiniest details and make sure everything is staged to perfection. From wall art to, to kitchen counters, to balconies appearing through the windows – trust us when we say everything will be staged accordingly.

The other great part is that you can be as involved as you want to be. If you prefer to pick your own furniture from our portfolio – no problem. If you just want to achieve a certain look (for example “dark modern decor”) – no problem. If you have no preference other than just wanting it to look good – no problem! We will deliver and promise to blow you away with the results.

Whatever your listing, whatever your style, the design opportunities here are endless without breaking the budget. Luxury virtual staging in Toronto has never been more affordable!

3)  Virtual Staging Saves Time
We understand what it’s like to be a real estate agent in the GTA. Your time is limited and therefore incredibly valuable. With our virtual staging service, you no longer have to spend time coordinating with a staging company or moving and adding furniture yourself.

All you have to do is make your online booking with us and we’ll take care of the rest. You just need to dedicate one day to have the photography done. You will receive the final virtually staged photos within 2 business days of receiving the professional photos we took. These virtually staged photos will then last a lifetime and they can be re-used at any time.

Can You Virtually Stage a Condo?

We virtually stage all properties of all different shapes and sizes. This includes both residential and commercial spaces. However, condo staging in Toronto is incredibly popular right now.

During the pandemic it was hard for staging companies in Toronto to get access into condo units. There were a lot of restrictions that prevented anyone from entering condo buildings specifically. The best alternative option was virtually staging the condo.

Since then, even in this post pandemic world, many of our clients have decided to stick with virtual staging for their condo listings because of how quick, convenient and cost effective it is.

Should I get Virtual Staging for a Lease Listing?

Absolutely! We know that leases come with a smaller budget but that doesn’t mean you shouldn’t invest in some digital tools. Especially a digital tool like virtual staging. This service is almost like a one time investment for leases. How? Well, we work with a lot of property managers and they’ve recently made the switch to virtual staging. The main reason being that they can re-use the virtually staged photos every time the unit goes up for a lease. No need to worry about taking a new set of photos and trying to coordinate with the tenant. Instead, you can use the nicely virtually staged photos and start attracting new tenants immediately.

Virtually staged photos also serve as a value add for potential buyers who are buying for the purpose of rental income.

Do You Offer 3D Virtual Staging in Toronto?

Yes. We’re excited to announce that we acquired some talented 3D stagers in Toronto who have joined our team of magicians (editors). Our 3D stagers will furnish your vacant 3D virtual tour with some stylish furniture and modern appliances seamlessly.

There is one thing to note! 3D virtual staging is a more expensive option. However, if this is something you’re interested in please reach out to us. We have some flexibility and can play with different options to help adjust the price. For example, we also offer 360 virtual staging in Toronto as an alternative and cost effective option.

3D virtual staging and 360 virtual staging can be ordered at request and every quote is custom depending on your needs. Let our support team know what you’re hoping to achieve and we’ll work with you to try and find the best virtual staging solution.

How to Utilise Virtual Staging as a Digital Marketing Tool

You can utilise virtual staging by uploading the virtually staged photos onto MLS with your listing. One thing we suggest is uploading both the unstaged and staged photos. This way the potential buyers are not surprised to see that there is no furniture when they’re at the property. Another advantage is that you are showing potential buyers two perspectives of the property. This will really help them to see the property’s perspective and envision the space as their dream home.

What is Home Staging?

Staging is the process of preparing the property for a potential buyer. It’s important to understand the difference between virtual and traditional home staging. In a nutshell, virtual staging is completed by simply editing a photo using some magical fancy software while the home staging is done in-person with physical furniture.

Generally with home staging, a stager will physically go to the property with their inventory of furniture and decor. It’s the home stagers job to make the home appealing to attract potential buyers. The stagers will achieve this by adding decoration or redecorating, adding furniture or rearranging current furniture and tidying up. Some stagers may completely replace the furniture that’s already there or some might work around the current furnishings in the property.

This will help the home present itself in the best light and will appeal to more buyers during their online search and in-person showings.

Do You Offer Home Staging in Toronto?

We get asked this question a lot and we’re flattered that the quality of our virtual staging looks that realistic! However, we are not a home staging company in Toronto. Instead, Odyssey3D’s focus is on digitally enabling realtors and helping them stand out online. This is why we are the top rated virtual staging company in Toronto. We take pride in our ability to offer a high quality, cost effective alternative to traditional home staging.

The Value of Professional Home Staging and How it Helps Sell Homes Faster

Regardless if you get virtual or traditional home staging – the most important thing is that you get staging done. Any kind of staging is essential in this real estate market. This is because a property without professional staging of any kind will not sell as quickly as one that has professional staging.

In today’s world, 90% of buyers are actually searching for their dream homes online. The best full proof way to capture the attention of these potential buyers is with great photographs. The only way to make these photographers great – is with staging! Most people will skip over a property that is not staged because it’s hard to envision their future home.

How to use a Virtual Tour for your Home Staging?

Although, we are not part of a home staging group in Toronto – we work with a lot of professional interior designers and virtual staging companies. We work with them to capture an upcoming project in a 3D virtual tour. The virtual tour comes in handy during the design process because they can obtain specific files that can be placed in autocad. We have other clients who like to capture one of their finished projects whether it’s a home or showroom in 3D and use it on their portfolio.

Why Choose Us?

We have been offering virtual staging in Toronto for the last 3 years and in these 3 three years we have never received a single complaint about our virtual staging quality. Our clients are always surprised by how great the photos turn out. Not only do our virtual stagers do a great job of making the furniture look realistic but they also have a great eye for detail and style.

We also let you, as a client, choose how involved you want to be in the virtual staging process. The very least we expect from you is to choose which photos you would like to receive virtually staging for. After that, you can leave the rest up to us. Our virtual stagers will take those photos and utilise the space efficiently with the right furniture and decor. But if you’re someone who prefers to be more involved and have a say in the virtual staging process, that’s fine too! We can send you a catalogue of furniture that you can choose from. Or you can simply let us know the style you’re going for and our virtual stagers will work with that.

Our virtual staging service is seamless and guaranteed to blow you away every time!

Why Every Seller Or Realtor Should Consider Investing in Virtual Staging

Traditional home staging is a great way to show you property in a new light but there’s a lot of work and coordination involved. It can be a big disruption to a seller’s life. It’s also not cost efficient and the costs add up quickly.

Virtual staging is a one and done solution. You pay once to have the photos taken and virtually staged and that’s it. Virtual staging is non-invasive and the seller can continue to comfortably live in their home without worrying about messing up the staging. With the limitless design options available through virtual staging, you will get a lot more flexibility. Easily transform a cluttered living room into a beautiful, modern, open space. This flexibility doesn’t require additional and it ensures the listing is as eye-catching as possible for potential buyers.

How Your Home Can Look Better When You Stage it for Sale

Whether you’re physically home staging or virtual staging – there’s a lot of benefits and improvements that come with both. Staging in general is a must for all real estate listings. With staging, you’ll be able to highlight the property’s strengths, minimise the weaknesses, and stand out to homebuyers.

Key things to note when staging your home for sale:

Curb Appeal is important
Exterior images are generally the first images that appear on a listing so it’s important to make sure everything is in order here. This can be done traditionally by cleaning up your lawn, making sure your porch is in order, etc. But this can also be done with virtual staging! We’ve actually used virtual staging to help clean up a porch by removing the clutter and some bird poop. Once the porch was cleaned, we added in a nice small chair and table.

Highlighting any potential storage and space in the home
The first step to achieving this is by decluttering. This means making sure all countertops are clear (minimal accent decor is okay) and trying to keep appliances packaged away. Also, having too much furniture can be a culprit to the cluttered look. Professional stagers will generally get rid of half of the owner’s furnishings to help the home appear bigger. In order to truly show the space it must be free of all clutter! Again, this can also be completed with virtual staging services.

Furniture Placement
Alongside removing some furniture to free up the space from looking cluttered, furniture placement is another big component. We often think that when furniture is pushed against a wall, it will make the room appear larger. However, that is not true. Professional stagers would actually suggest that you furnish your space away from the walls.

As you can see, there is a lot to think about when it comes to staging! This is why sometimes it might just be better to leave it up to the professionals. It doesn’t matter if you decide to work with a staging company in Toronto or use us for virtual staging, the end result will still be a huge benefit to your listing.
