A traditional virtual tour is a link to a website that has photos of the property. There’s generally an unbranded version for MLS and a branded version of the virtual tour website. Traditionally, the photos will appear in a photo gallery slideshow that plays with music in the background. 

Today, virtual tours are a website dedicated to the property that will include much more than just the photos and a slideshow. All your media will be uploaded on to this website. For example, if you order our Legendary package then you will see the following uploaded to your virtual tour page: Photos, 3D Virtual Tour, Video Walkthrough, and Floor plans. At Odyssey3D, we refer to the traditional virtual tour as a “property website” to help distinguish and make things clear. 

A 3D Virtual Tour is a 3D scan of the property. We create a digital 3D Walkthrough of the home that real estate agents and potential home buyers can use as a virtual open house. The 3D Virtual Tour is a separate link and media that gets uploaded onto the property website (formerly called “real estate virtual tours”). Matterport is a specific camera that utilizes special VR technology. The Matterport camera takes 360 scans from different points in a physical space to create the 3D walkthrough of the property. 

Matterport tours in real estate are commonly referred to as 3D virtual tours, 3D walkthroughs, and real estate 3D virtual tours. Matterport tours help to provide buyers with virtual open houses. This means buyers can access the open house from the comfort and safety of their own home. These virtual showings for real estate in Toronto have become an essential marketing tool.

There are many benefits to utilizing Matterport’s 3D real estate virtual tours. The main benefit being that Matterport walkthroughs in Toronto have become essential.

Secondly, Matterport did some of their own research relating to how 3D Virtual Tours help real estate and they found that:

The view uses their mouse or the arrow keys on the keyboard to get around and see the entire space. It is meant to be a VR version of an open house. It looks identical to the property and is meant to deliver that realistic experience to the viewer.

You’ll notice that the video is not necessarily interactive or immersive. Instead, as a viewer, all you have to do is click play and watch. The video is cinematically shot and it is filmed and edited in a way to highlight the property and its features. There is also trendy music that plays in the background. We actually like to refer to our video walkthroughs as “movie trailers” for your listings. 

Another key difference is that with Matterport, you will receive a link that you can share but thereis no file that can be downloaded. You can take the Matterport link and place this in on your MLS listing, in your email marketing, share it with potential buyers, embed this link a website, etc.

Whereas, with video walkthroughs, you will receive a file that is downloadable. You can download this file and then upload the video on social media (Youtube, Linkedin, Instagram), and your MLS listing too of course!
