Why Video Works

Videos that showcase. Stories that sell.

Photos show the rooms. A film tells the estate’s story. King Township posted the highest average sale price of any TRREB municipality in 2025 at $2,167,346, with about 4.5 new listings for every sale, so a King City or Caledon estate is usually fighting 3 or 4 rivals for one buyer. The film is what separates it.

Your Complete Edit

Which film treatment fits your King City or Caledon estate?

A luxury estate film is not a longer walkthrough. It is a 2 to 3 minute cinematic story with an arrival sequence, architecture and land coverage, twilight exteriors and aerial passes, edited with music that matches the space and a proper colour grade. Vertical social cuts come from the same shoot, and everything is delivered in branded and unbranded versions in 24 to 48 hours.

Local Production Team

King City and Caledon, filmed estate by estate.

As a luxury real estate videographer in King City, we film gated estates in Kingscross Estates, equestrian properties around Nobleton and Schomberg, and escarpment settings from Belfountain to Palgrave. With roughly 99% of King Township protected by Greenbelt and moraine rules, estate supply stays scarce and expectations stay at magazine grade. Most properties are roughly 35 to 50 minutes from our Mississauga base, and estate shoots get a half-day window so golden hour is never rushed.

What makes a luxury listing video different from a standard walkthrough?

Length, story and finish. Think a 2 to 3 minute film with a narrative arc: arrival, architecture, land, lifestyle, with music that matches the space, colour grading, twilight exteriors and aerials of the acreage. With about 4.5 new listings per sale in King in 2025, the film is what separates a $2.5M+ estate from its 4 competitors.

Can you film equestrian facilities and multi-acre grounds?

Yes, that is core King Township work. Stables, paddocks, riding rings, ponds and forest edges each get dedicated coverage, and aerial passes stitch the property into 1 coherent picture. Many King properties border the Oak Ridges Moraine, which films beautifully in every season.

Which King City listings justify a luxury film?

Anything trading above roughly $2.5M, which in King City is a large share of inventory (the township’s median list price sat near $2.49M in late 2025). The film cost is a rounding error against the commission on an estate sale, and it markets the listing agent to the next estate seller too.

How long is a luxury estate film?

The main film runs 2 to 3 minutes, longer than a standard 60 to 120 second listing cut, because the land, the grounds and the outbuildings need room to breathe. You also get shorter cuts for MLS and a vertical cut for social.

Can I be in the film?

Yes. Agent segments work beautifully in estate films, with you on camera welcoming buyers at the gate or walking the grounds, and your branding added to the branded version. We coach you through it on site, no script needed.

How much does a luxury estate film cost?

Price depends on home size, edit count, agent participation, aerial footage and vertical cuts. Current packages for homes up to 1,999 sq ft are $399, $469 and $699 CAD, and larger estates are quoted by scope. View listing-media packages and pricing.

Do I need a vertical reel as well as an estate film?

A vertical reel does not replace the film, it extends it. Short vertical cuts from the same shoot carry the estate to Instagram and TikTok audiences and market the listing agent along the way. Pair the film with aerial drone photography in Caledon or our Oakville listing films.

Is drone footage part of a luxury estate film?

Usually, yes. Aerial passes are how paddocks, ponds, forest edges and lot lines become one coherent picture, so most King City and Caledon films weave them through the edit rather than bolting them on. Drone video and photos can also be delivered on their own.

How should I prepare an estate for a film shoot?

Have the home clean, staged and fully lit, and walk us through the grounds in advance: gardens, pool, stables and outbuildings each get scheduled coverage. Film shows movement and flow, so clear paths through the house and the property help the final cut.
